SCOPE:
The Property Manager is responsible for the general oversight of HRA owned housing complexes. S/he maintains regular office hours to be available for residents, represents the HRA, responds to the needs of residents and follows established HRA policies and procedures. Willingness to take direction, maintain confidentiality, and to perform in a dependable, trustworthy manner. It is necessary that the person be patient, pleasant, and know how to respond to the general needs of the project.
MINIMUM QUALIFICATIONS:
Bachelor’s degree in the social work, management, business or a related field or one-year advanced training in management, business, social work, or a related field with three years of related practical experience. Experience working with people from diverse social and economic backgrounds as well as elderly and disabled clients. Knowledge of personal computers, Microsoft Excel and Word and electronic communications. Strong written and verbal communications. Knowledge of community service agencies. Required to obtain property management certification within one year of hire date. Possess a valid driver’s license.
JOB RESPONSIBILITIES:
1. Responsible for day to day operations of the projects s/he is assigned to as it relates to resident lease compliance, maintenance, etc.
2. Maintains tenant files in accordance with applicable policies and procedures.
3. Trains, supervises and evaluates work performance of employees and recommends appropriate action.
4. Resolves resident issues and complaints in accordance with policies and procedures.
5. Oversees unit turnover to meet vacancy goals.
6. Collects rent and records transactions as necessary.
7. Monitors work order system for completion of outstanding work orders.
8. Coordinates resident activities.
9. Arrange for contract services through outside vendors.
10. Ensure all common areas are kept neat, clean and safe.
11. Maintains a close working relationship with area community agencies, is familiar with their services, and refers clients to appropriate services.
12. Performs other such tasks and special projects as assigned.
