Hiring Range: $21.44 – $24.03 per hour (DOQ)

Responsible for the maintenance and repair of all CDA owned and/or managed properties as assigned (housing units, offices, and assigned workshop). Areas of responsibility include, but are not limited to, structural, mechanical, plumbing, heating, ventilation, and air conditioning (HVAC) and electrical systems, carpentry and lock repair.
EXAMPLES OF DUTIES:
1. Perform maintenance work on all CDA owned and/or managed properties.
- Evaluate work order requests, determine the best approach to fixing problems and take action, including authorized purchase of replacement parts and tools. Schedule appointment with resident if necessary.
- Determine if any work order requests are covered under warranty; if so, refer requests to supervisor.
- Perform all required maintenance repairs to CDA-owned properties including: carpentry, masonry, plumbing, electrical, flooring, appliances, mechanical, HVAC, locks, sheetrock, as well as routine and preventive maintenance.
- Install new appliances and hot water heaters as necessary according to applicable code requirements. Also install new storm and prime doors as needed.
- Advise supervisor of needed maintenance tools, supplies and equipment and whether a repair requires the use of a licensed tradesperson.
- Perform HQS-required repairs.
- Advise Property Manager of any concern regarding the condition or maintenance of CDA-owned housing units. Report any program compliance violations.
- Coordinate maintenance schedules with supervisor as necessary.
- Monitor boiler operations per state regulations. Perform needed repairs/adjustments immediately.
2. Perform emergency maintenance work.
- Required to be first responder to maintenance emergencies when “on call”. Required to be “on call” 24 hours per day, 7-day weekly basis, when assigned per the On Call schedule (generally about 5 or 6 weeks per year).
- Obtain pertinent information from the emergency answering service, contact the caller, determine if an emergency situation does exist and provide instructions, if applicable, to enlist caller’s help in abating the immediate situation prior to arrival on site.
- Report to site of maintenance emergency and conduct initial assessment of the situation.
- Determine best approach to fixing the problem given surrounding circumstances (time of day/night, temporary fix and follow up the next day, assistance needed to fix problem, contractor needed, etc.)
- Alert additional personnel in accordance with established emergency contact procedures.
- Perform required maintenance repairs ensuring, at a minimum, complete abatement of all immediate health and/or safety hazards.
- Follow up with supervisor on all emergency maintenance situations responded to.
3. Prepare vacant units for occupancy.
- Complete move-out inspections and change locks on vacant units.
- Assist in determining any damages, missing items, extra cleaning costs, replacement needs beyond regular wear and tear, etc., for which vacated tenant is to be charged and calculate same.
- Document all necessary repairs and replacements.
- Complete repairs and ensure units are within established standards.
- Provide orientation and training to new residents at move-in regarding the use and care of the unit equipment and appliances.
4. Responsible for required record keeping within maintenance control systems.
- Code and submit all receipts of purchase within established timeframes.
- Submit all completed daily logs and work order forms for finished maintenance work within established timeframes.
- Maintain inventory control system.
- Complete and submit all property inspection forms.
5. Conduct other miscellaneous maintenance duties.
- Provide extermination services as necessary.
- Provide minor painting services as needed.
- Install new glass and screen in windows, as assigned.
- Conduct regular maintenance and upkeep on assigned vehicle and maintenance equipment.
- Perform snow removal, including shoveling, snow-blowing, and operation of 4-wheel drive hydraulic plow when needed.
- Attend and successfully complete educational courses as required to obtain necessary certifications and training.
- Provide technical assistance to temporary and/or seasonal workers and CDA Resident Caretakers.
- In cases of resident evictions, determine if resident has complied with eviction notice to vacate and report status to Property Manager.
6. Act as a positive representative of the CDA.
- Promote a positive image of the CDA to residents.
- Develop and maintain a good working relationship with CDA employees, vendors and contractors working with the CDA.
- Handle calls or meetings with irate parties in a professional manner to diffuse the issue/conflict.
- Explain repair needs and proposed method of repair, when requested by resident.
- Speak at tenant association meetings, when requested, on various maintenance issues.
- A combination of related education and experience to total four years, plus a 2C Boiler’s License.
- CRMT (Certified Residential Maintenance Technician) designation preferred, or the ability to obtain within 2 years of hire.
- Must maintain a clean criminal history as required per applicable state statutes.
- A valid driver’s license, good driving record, ability to drive safely, and reliable transportation.
- In depth knowledge of single and multi-family residential maintenance and repair methods, tools, and materials.
- In depth knowledge of structural, mechanical, plumbing, heating, and electrical systems, and lock repair and sheetrock repair.
- In depth knowledge of building codes: plumbing, electrical, HVAC, fire, etc.
- Ability to perform physical labor required in execution of maintenance duties including (but not limited to): lifting, climbing, bending, kneeling, squatting, standing, sitting and walking.
- Ability to work on ladders, roofs (of varying heights), in mechanical rooms, basements, attics, and other adverse places. Ability to lift/push/pull/carry/use tools, equipment, appliances, etc., as necessary to inspect, repair, replace, or install.
- Ability to evaluate and resolve maintenance issues and work cooperatively with the Maintenance Manager in the coordination of maintenance activities.
- Ability to properly utilize and maintain tools and maintenance equipment.
- Ability to properly utilize technology such as voicemail and email via cellular phones.
- Ability to obtain a “Refrigerant Transition and Recovery Certification – Type II.”
- Ability to work independently, organize workload and set priorities.
- Ability to work as a member of a team.
- Ability to make decisions under pressure and get work done within deadlines.
